If you have a specific list of wants and needs in your new home, then you might want to have a home built instead of buying an already standing one. This way, you can customize many elements, from the home's layout to its finishes. Along the way, you'll want to follow these tips to ensure you end up with a home you truly love.

Get several design suggestions.

The first phase of having a home built is typically to meet with a designer and have them draw a house for you. But here's the thing: you don't have to go with the first builder who draws a house for you. It's okay, and is actually a very good idea, to have two or three different designers draw up plans for you. One designer may have different ideas and suggestions than another. You can compare and contrast their ideas and pick the home design you like best. 

Lock in a mortgage as soon as possible.

If you're not paying for the whole home in cash, you'll need to take out a mortgage. Your builder should be able to point you towards lenders they are used to working with, and who they know work well with new construction customers. As soon as you have the mortgage information in front of you, fill out the paperwork and secure your mortgage. If you wait, interest rates may go up, which means you'll ultimately pay more for the home.

Review all of your finish options.

You don't have to just go with your builder's first suggestions for finishes like counters and walls. If you don't like a finish they suggest, ask for other options. They may have suggestions that are cheaper or ones that better suit your style. But you may never learn about these options if you don't ask.

Give yourself extra time.

Even the best building companies don't always finish a home on time, often due to factors beyond their control. Some materials might be back-ordered. A subcontractor may have to reschedule due to illness. The town might have a long wait for a required inspection. So, make sure you build some extra time into your schedule. Don't terminate your lease or sell your current home right away.
